Located on the furthest edge of a lovely Umbrian village this property is a large portion of a villa with approximately 400 square metres of space over three floors.
The villa, constructed between 1500 and 1600, is the last property in the village and shares a courtyard and decorative semi-circular walled garden with the owner of the other portion of the villa.
The ground floor entrance, accessed via the courtyard, is very imposing with a stone staircase and corniced ceiling, it clearly shows that this property was once very grand rather than being a simple farmhouse. Two doors lead off from the entrance hall, one to a useful storage area complete with vaulted ceiling and the other to a wonderful "L" shaped cantina which is in its original state. A stone staircase leads to the first floor. Here one finds a stunning 40 square metre reception room with shell shaped corner cornices and fabulous terracotta floors. A doorway leads to a second, slightly smaller but no less impressive room, with a stone fireplace, beamed ceiling and another original floor. There is a third smaller reception room which would be perfect as a study, a library or a snug winter sitting room. There is a kitchen which was "modernised" in the 70's and though it is perfectly functional it simply needs ripping out and replacing. A second, more authentic room is attached to the kitchen and this whole space could be opened up to create a fantastic kitchen and dining area.
A second flight of stone atairs leads to the third floor where there are three bedrooms, a bathroom (old fashioned but functional) and a three fabulous attic spaces in need of renovation. Each of these rooms is high and large with terracotta floors.
The view from pretty much every window is stunning and the location is quiet but not at all lonely or isolated, in fact there is a pizzeria/restaurant within easy walking distance..
As well as the shared courtyard/garden there is a very attractive plot of land only a few steps away from the front door. This land is private and there is ample space for a swimming pool. The surrounding area is well kept without being over worked and there are plenty of mature trees and plants including a huge lime(linden)tree under which to sit.
The villa has belonged to the same family for centuries and taking into consideration the size, the historical value, the location and the fact that a good part of it is already restored, it really represents good value and is an excellent investment.
