|Construction:||stone, rendered pale green|
|Location:||historic town centre, Tiber valley, altitude 288 m|
Located in a quiet cobbled street this pretty town house is on three floors.
Access is directly from the street and there are two doors; the front door that leads to the staircase and an arched double door that opens up into the garage storage area which is spacious and houses the central heating boiler, washing machine etc. This area has barrel vaulted ceilings and is attractive enough to be transformed into extra living space or left as it is.
Stone steps lead up to the first floor where there is a lovely country kitchen and a large living space with a gallery. Between them these two rooms have four windows as well as a skylight in the living room which means that there is a great deal of light, something that can be quite unusual to find in the centre of town! There is also bathroom on this floor so if there was sofa bed in the living area guests would have their own facilites. Currently there is a single bed on the gallery which is an ideal for a child or even two. There is also a very useful linen cupboard tucked away at the top of the stairs near to the bathroom.
More stone steps lead from the kitchen up to the top floor where there is the bedroom and a second bathroom. Both of these rooms have wooden, folding doors which maximize the space and there are two skylights, one if which is automatic. The bedroom has plenty of closet space and two windows; one of which is large.
The ground floor space, the kitchen and the bedroom are all stacked on top of one another whilst the living area dovetails out above a ground floor space that is not part of the property.
This lovely little house is beautifully restored with plenty of intersting features; the stair treads are in stone and in perfect condition, the flooring (a combination of tiles and wood) is easy to maintain and the bathroom fittings and tiles are simple and classic. Every inch of space has been used to the full without forcing anything and the windows and shutters are sturdy and in good condition though it would be beneficial to fit double glazing which is not a difficult or costly task. The entrance door and the double garage door are both traditional in style and add to the appeal of the exterior which is rendered and painted pale green.
The main town square is a five minute walk if that but there are shops, bars and restaurants close to the property. The street is narrow so there is not a great deal of traffic and therefore not a great deal of noise.
A pretty property that is ready to move into and easy to maintain.
