This four bedroom property is located within easy walking distance of the small Umbrian town of Trestina about 45 minutes from Perugia.
Built in the 1970's it was clearly designed with great care and attention to detail and the best of materials were used throughout.

The living and dining area is "L" shaped and wraps around one of the corners of the house. This space is divided by a fireplace that is accessed on both sides of a partition wall which spans half way into the room. The living area has large picture windows that look out over the countryside and the Tiber valley in which the property sits. The kitchen is small and probably in need of a re-fit but it is perfectly functional and has French doors that open out onto the fenced garden to the rear of the property. There is also an external oven located under a portico to the rear of the building.
There are four bedrooms, one of which is currently used a study, each with a bathroom of its own. The three principal bedrooms, as well as the long corridor, have made to measure built in wooden cupboards that are incredibly useful and spacious and do away with the need for free-standing wardrobes, linen closets etc. Each bedroom is a slightly different shape, none of them being awkward, and the bathrooms have stood the test of time surprisingly well mainly due to the fact that there are classic in design and of good quality when installed. Each bathroom has a lovely vertical, oval window which adds extra interest to the exterior of the property which is rendered white. There is an extra bathroom close to the living and dining areas and there is also a pantry/larder in the kitchen.
The property is immaculately maintained and due to the care taken by the owners when the property was designed there isn’t a single bit of unused space and the house has a fluidity that is both extremely attractive and practical. The house is completely surrounded by gardens and though it faces the road to the front it is totally invisible to passing cars mainly because of the elevated position but also due to the clever planting of trees, now fullly mature, that provide a huge amount of privacy without obstructing the view. There is a second driveway to the house which is gated and leads directly into the town. It would literally take two minutes to walk from the property to the town; in fact it is much quicker to walk than drive!
Trestina is a small, lively and largely modern town and though it doesn’t have the visible charm of its close neighbours, Città di Castello and Umbertide, it is packed with useful shops and utilities; all within easy walking distance. The train station is an easy five minute walk, the E 45 superstrada is only a few minutes away, Perugia airport a 30 minute drive and there are a large number of interesting places to visit within very close range. Granted the property probably isn’t what one would expect of an Umbrian country house but once past that hurdle it is clear to see that it has a charm of its own; it is well laid out and works well, the location is useful and convenient and there is room to develop the property further if need be.
The house is detached, pivate and surrounded by 4,000 square metres of land; most of which is fenced. It is on a variety of easy levels and there is a large lawn area to the rear of the house that slopes up into the pretty woodland beyond. This particular area of garden is extremely private and not overlooked and is therefore ideal for eating out as there is direct access from the kitchen.
